Who runs this site

MikeDelRose.com is operated by Mike DelRose Jr., a REALTOR^® and co-leader of the DelRose McShane Team, affiliated with Coldwell Banker Realty in Belmont, Massachusetts. When this policy says "we" or "us," it means Mike and the members of the DelRose McShane Team who help respond to inquiries.

Coldwell Banker Realty does not operate this website. If you become a client, the brokerage has its own privacy policy for your transaction, which we explain below.

What we collect

What you choose to give us

We receive personal information only when you send it. That happens when you:

• Fill out a form on this site. We receive what you type: your name, email, and phone number, where you are in the process, the towns you're considering, and anything else you write. The form also asks, separately, whether we may contact you by call, text, or email, and whether you want an introduction to a mortgage lender. Both boxes start unchecked.
• Book a call through our scheduling link. Zoom runs that scheduler and collects the name, email, and details you enter, then passes the booking to us.
• Email, call, or text us. We keep that correspondence so we can follow up.

What is collected automatically

How you found us. If you arrive by clicking an ad or a tagged link, the address you followed can carry campaign labels and an ad click identifier from Google, Meta, or ChatGPT. Your browser holds these only until you close the tab. If you submit a form during that visit, we attach them to your inquiry so we can see which ads bring in real inquiries rather than just clicks.

Like almost every website, this one records some technical information when you visit. That includes your IP address and approximate location, browser and device type, the pages you view, how long you stay, and the site that sent you here. Most of this is gathered by the tools listed below, not by us directly.

What we never ask for here

This site does not ask for your Social Security number, bank or credit card numbers, driver's license, or login credentials. Please don't send them through a form or by email.

How we use it

• To answer you. Replying to your question, scheduling your call, and following up on what you asked about.
• To help with your real estate plans, if you decide to work with us.
• To improve the site. Seeing which pages people read and which ones they leave, so we can fix what isn't working.
• To measure our advertising. Knowing whether an ad led someone to the site or to book a call.
• To send updates you agreed to receive, like market reports. Every message includes a way to stop them.
• To meet legal and licensing obligations, including recordkeeping rules that apply to Massachusetts real estate licensees.

Who we share it with

We do not sell your contact information. We share information only in these situations:

• Companies that run the site for us. Hosting, security, email, scheduling, video, and analytics providers. They process information on our behalf so the site works.
• Advertising platforms. The Meta and OpenAI pixels send data about your visit to those companies so we can measure our ads. They may combine it with what they already know about you under their own policies. Some state privacy laws treat this kind of transfer as "sharing" or a "sale" even though no one pays for it. We want to be plain about that rather than rely on a definition.
• Our team and our brokerage, when you ask us to help you buy, sell, or rent.
• Other professionals, only at your request. For example, if you ask to be introduced to a lender, attorney, or inspector.
• When the law requires it, such as a subpoena or court order, or to protect someone's safety or our legal rights.

Our lender partner

Some pages carry advertising for Christina Babigian, a mortgage lender at Rockland Trust. Christina and Rockland Trust are a separate business from ours. Clicking her ad takes you to Rockland Trust's own website, where their privacy policy applies.

Our inquiry form includes an optional box asking whether you'd like an introduction to Christina. If you check it, we send her the contact details you entered so she can reach out about financing. If you leave it unchecked, she receives nothing. You are never required to use any particular lender, attorney, inspector, or other service provider to work with us.

Tools on this site

These are the outside services that run on MikeDelRose.com and what each one does. Each follows its own privacy policy.

This site does not set its own cookies. The cookies you may see come from the services above. The inquiry form uses temporary browser storage, cleared when you close the tab, to remember which link brought you here.

Your choices

• Block Google Analytics with Google's opt-out browser add-on.
• Limit ad tracking through the ad settings in your Facebook, Instagram, and ChatGPT accounts, and through the industry opt-out tools from the Digital Advertising Alliance and the Network Advertising Initiative.
• Block or clear cookies in your browser settings. The site works fine without them.
• Stop marketing messages by using the unsubscribe link in any email, replying STOP to any text, or telling us directly. The same goes for messages from Christina, if you asked for that introduction.

Do Not Track and Global Privacy Control

Some browsers send a "Do Not Track" or Global Privacy Control signal. This site does not currently change its behavior automatically when it receives either one. Until it does, the tools above are the way to opt out, and you can always ask us directly.

Access, correction, and deletion

You can ask us to:

• Tell you what personal information we have about you
• Correct anything that is wrong
• Delete it
• Stop using it for marketing

We honor these requests for everyone, regardless of which state you live in. Send your request to the email address below. We may ask you to confirm your identity first, so we don't hand your information to someone pretending to be you. We will respond within 45 days.

There is one limit. If you have been a client, Massachusetts licensing rules and our brokerage require us to keep certain transaction records for a set period. We will tell you if that applies, and we will delete what we can.

Security and retention

We use reasonable safeguards to protect the information you send us, including encrypted connections on every page and access limited to the people who need it. No system is perfectly secure, and we can't promise otherwise.

We keep inquiry information as long as it is useful for helping you, or for as long as the law or our brokerage requires. When it is no longer needed, we delete it.

If you become a client

Once you work with us on a purchase, sale, or rental, your transaction is handled through Coldwell Banker Realty. The brokerage's own privacy policy then covers the information collected for that transaction. You can read it on the DelRose McShane Team website.

Everything else

Children

This site is meant for adults making housing decisions. It is not directed to anyone under 16, and we do not knowingly collect information from children. If you believe a child has sent us information, tell us and we will delete it.

Links to other websites

This site links to Zillow, Realtor.com, social networks, our lender partner, and others. Once you leave MikeDelRose.com, their privacy policies apply, not this one.

Changes to this policy

When we add a new tool or change how we handle information, we will update this page and the effective date at the top. If a change is significant, we will say so clearly on the site.
