Apparently we're do for a hurricane, or tropical storm, or something else involving inclement weather. We're not getting out of the office any earlier either way. The Closet Factory finished up the last of their installations today which all but completes the redecorating excluding a few touch ups and details. But we're moved in so Greater Boston Real Estate can now take a little pride in its new look.</p>
<p>The renovation completes a Summer of change for the team as we have been implementing new looks, new systems, and new ideas into our business. Real Estate can be looked at as a Sales job (which it is of course) but the fact that we provide a service can't be overlooked either. One of our goals was to develop an office with a client-friendly feel where people feel comfortable doing business. When I create a final entry on the renovations I will include pictures to showcase the new suite.</p>
<p>While the economy is still sputtering and we're in a slow time of year as far as sales are concerned, we'd like to take the opportunity to alert our clients that we will be posting somewhere around 2-6 listings over the next couple of months for the fall market&nbsp;so be alert.</p>

<p>Chiropractor:&nbsp; Anywhere from twice per week to an as needed basis</p>
<p>Acupuncturist:&nbsp; To help with inflammation of various injuries, pain relief, energy levels and immune system boosting, etc.</p>
<p>Running Coach:&nbsp; Sets up long-range program between races and supervises workouts</p>
<p>Sports Psychologist:&nbsp; Helps with goal setting, visualizing successful performance, etc.</p>
<p>Agent:&nbsp; Works with race organizers, books ticket and accommodations, negotiates with race directors for appearance fees, prize money; may handle investments, money management&nbsp;</p>
<p>In essence, what appears to be a solitary runner striving to cross the finish line alone is really an individual with a full <a href="http://www.mikedelrose.com/About" target="_blank">team</a>. &nbsp;They work together and communicate regularly.&nbsp; The more focused the runner and more professional the team, the better chance the runner has of accomplishing his/her goal.&nbsp;</p>
<p>&nbsp;So, as you embark on a process of finding the right home, be sure you put a team of professionals behind you to help you realize your goals.&nbsp; Here are some of the professions I recommend you consider for your team.&nbsp;</p>
<p>Attorney:&nbsp; Will protect you from the legal pitfalls of a complicated process.&nbsp; From making sure you have clear title to negotiating your purchase agreements thereby adding a layer of protection to your transaction.&nbsp; I have been a full time real estate broker for over 30 years and I would not purchase or sell a property without engaging the services of a qualified attorney who specializes in real estate.&nbsp; In our local market, Kelly Gallagher, Esquire is extremely well qualified and delivers excellent service.&nbsp;</p>
<p>Real Estate Broker:&nbsp; All brokers are not created equal.&nbsp; Seek out a broker who has experience, integrity and works hard.&nbsp; They should have good negotiating and communication skills.&nbsp; Is current with the latest technology and is a full time Realtor.&nbsp; Also look for a broker who holds <a href="http://homebuying.about.com/od/realestateagents/qt/081307_REDesign.htm" target="_blank">designations</a>&nbsp; such as CRS, ABR, CRB, CBR, e-pro, etc.&nbsp; It shows that they are committed to staying current with industry changes and are interested in delivering the best service possible.&nbsp; And by the way, I&rsquo;ve never heard a broker say they don&rsquo;t work very hard, are dishonest, lazy and part time.&nbsp; So do your homework, go to open houses, ask for recommendations, interview a few agents and find someone with whom you can trust with your transaction.&nbsp;</p>
<p>Home Inspector:&nbsp; This is a key person on your team.&nbsp; They are your second and third set of eyes.&nbsp; Be sure he or she is licensed (if your state requires it), knowledgeable and accessible <span style="text-decoration: underline;">after</span> you purchase.&nbsp; You&rsquo;ll want to use this person as a resource when questions arise once you own the home.&nbsp; I also recommend that a purchaser test for levels of <a href="http://www.epa.gov/radon/" target="_blank">radon gas.&nbsp;</a> There are varying perspectives in the industry as to just how big of an issue and problem radon gas presents, so go to this web site to start gathering information on the subject.&nbsp;&nbsp;</p>
<p>Pest Inspector:&nbsp; Termites, carpenter ants, rodents and other pests can cause a lot of anguish not to mention damage to a home.&nbsp; Be sure to verify their qualifications and find out if they are state certified.&nbsp; Understand how they treat a home in the event termites are discovered.&nbsp; Are they putting chemical in the ground or do they use a bait system such as a <a href="http://www.sentricon.com/us/difference/" target="_blank">Sentricon system</a>?&nbsp;</p>

</div>]]></description><link>http://www.mikedelrose.com/Blog/Monday-Morning-Coffee-Live-With-Passion</link><guid>http://www.mikedelrose.com/Blog/Monday-Morning-Coffee-Live-With-Passion</guid><pubDate>Mon, 16 Aug 2010 11:00:00 GMT</pubDate></item><item><title>Are Open Houses a Waste of Time?</title><description><![CDATA[<p>What is the value of running an open house?&nbsp; Depending on who you speak to, you&rsquo;ll hear everything from totally useless to absolutely necessary.&nbsp; The truth may lie somewhere in between.&nbsp; There was a time in our industry when open houses were an absolute &ldquo;must do&rdquo;.&nbsp; We held them week after week, month after month in an attempt to generate traffic and find a buyer.&nbsp; They took a lot of time and it was a big inconvenience to homeowners.&nbsp; But that was before the age of the internet, color pictures, floor plans and virtual tours.&nbsp; Now, buyers can virtually walk through hundreds of homes in a matter of hours while sitting in front of their computers.&nbsp; The process of eliminating homes from consideration is much more easily done from the comfort of your home or office.&nbsp; Also, Buyer agency was not prevalent in the 1980&rsquo;s in our market so attending open houses was a way for buyers to find a broker to work with.&nbsp; Today, buyers are hiring a buyer&rsquo;s broker to represent them earlier in the process and their agent will be taking qualified buyers to the home whether there is an open house or not.</p>
<p>&nbsp;</p>
<p>Are open houses necessary?&nbsp; No, but they are convenient for buyers who are new to the market and want to see as many homes as possible in a very short period of time.&nbsp; But is that good for the seller?&nbsp; Well, in some ways, yes.&nbsp; You can have a week&rsquo;s worth of showings in an hour or two.&nbsp; But what are the qualifications of those visitors to an open house?&nbsp; Are they running into and out of the home without really appreciating what it has to offer?&nbsp; How qualified are they to purchase a home?&nbsp; Did they just see the open house sign while they were driving by and decided they had nothing to do so they might as well stop in?&nbsp; And how do you help a qualified buyer during an open house if you are engaged in a conversation with another visitor?&nbsp; Do you have an opportunity to properly serve a visitor and spend the time they need to get all their questions answered?</p>
<p>&nbsp;</p>
<p>So, when and how often, should a home be held open? &nbsp;Although there is no hard and fast rule, here is what I recommend to the sellers I represent.&nbsp; When a home first comes on the market, there is a lot of activity and buzz surrounding it.&nbsp; It&rsquo;s new to the market and the buyers who are actively looking for a home in this price range will want to see it.&nbsp; For convenience alone it would be a good idea to have an open house within the first 2 weekends of it first coming on the market.&nbsp; These are also the best buyers for a home.&nbsp; They are actively on the market searching for a home and they are up to date on value.&nbsp; If it is priced correctly, it may sell quickly.&nbsp; But make no mistake here.&nbsp; If there was no open house, the qualified buyers will still make arrangements see the home with the assistance of their broker.</p>

<p><span style="font-family: arial, helvetica, sans-serif;"> It was refreshing to read the article entitled "Thirty Under Thirty" in the REALTOR(r) magazine. Thirty agents under the age of thirty talked about their approach to real estate, and most seemed to "think outside the box." They didn't appear to be bound by conventional rules of marketing conduct. Think back to when you were a young child. You were totally uninhibited by rules, so you weren't afraid to try new things. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> Back then, there wasn't even a "box" to confine your thinking or actions. You did whatever worked for you. Then, you began to grow up and your parents, then your teachers, began building a box for you. "Stay in line, be quiet, don't touch this or that," they admonished. "Good little girls and boys don't talk back, eat snacks between meals, or chew with their mouths open. "The rules got more sophisticated as you got older, and you began to conform. Now you're all grown up, comfortable in the box the world built for you, and it's not so easy anymore to "think outside the box". </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> Not so for the newcomers - the youth of the real estate industry. They are enthusiastic, energetic, and with their "no rules" thinking, they're going to mop up on those competitors who are too comfortable in their box. If you've been in the business for more than ten years, you have one powerful advantage over the newbies - real estate wisdom. You're a survivor and know your way around the business. Now it's just a question of combining that base of knowledge with some of the unfettered new thinking of the under 30 crowd. Old dogs CAN learn new tricks, after all! </span></p>

Welcome to life in real estate. It's nothing I didn't expect before I entered the business but today is a direct result of managing our office renovation project. For those of you who are not aware, we are in the process of moving across the hall in our office to a space that is a little more modern and client friendly, and not so 1990.&nbsp;</p>

<p>Complete renovation should be completed by mid-late August (including decor and electronics). I have taken photos of the old office completely gutted and will be posting before and after pictures when the projects done.&nbsp;</p>
<p>The makeover will entail a cafe style setting where clients will be able come sit down at a glass table next to an agent and talk real estate over coffee (Hello new <a href="http://www.keurig.com/" target="_blank">Keurig</a> coffee maker!) as well as being able to watch a business presentation on a flat panel TV. The new office will be completely wireless and telephone wires haven't even been installed as they're obsolete (now using Cat 5e wiring or ethernet cables). While we don't have all the space in the world, we're doing what we can to maximize space and storage, with a little help from our business partners.&nbsp;</p>

<p><span style="font-family: arial, helvetica, sans-serif;"> Watch young children on the playground and you will notice them trying to duplicate each other.  One hangs upside down on the monkey bars, and soon everyone is doing the same.  Check out a pre-teen with a punky new hair-do, or a new style of "radical" footwear, and soon their friends are following suit. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> It continues in high school too, with "tricked out" hot cars and cell phones.  So . . . is it any wonder that we attempt to duplicate each other as adults as well? We look at our desk mate's approach to getting new business, then we do the same - regardless of the fact that said desk mate is getting no results. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> Is there an alternative to this senseless copy-cat approach to life? Yes - but making the change may not be so easy.  You begin by looking inside rather than outside.  With all the distractions competing for your attention, this may be the most difficult step.  Nevertheless, take a look inside to determine your best talents and skills.  Ask yourself, "What do I do well?  What are my strengths?  What do I enjoy doing most?" </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> Next, write yourself a plan that incorporates your answers into a personal action plan.  Remember, you were born an original, so put that originality to work.  To help the plan work, avoid distractions from those who question your new direction, and learn to "duplicate yourself". </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;"> To avoid distractions, consider moving your desk, working from a home office, or avoiding the social scene at your office.  Focus your time and attention on achieving your new-found objectives.  To duplicate yourself, hire assistants to prepare direct mail or update your website.  Avoid all tasks that you can hire someone else to do. </span></p>
